Access Statement

What is an Access Statement ?

An access statement is a written,clear,accurate, and above all else honest description of the current facilities and the services we offer. It is designed to enable a potential visitor to make an informed decision as to whether our business meets their particular access needs.


Flint House Bed and Breakfast is run from our family home which faces on to Weasenham Village Green.


We also run a holiday cottage which is situated behind and to the left of the main house. Both properties share the same access way that leads across the green.


Although recently modernised and remodelled the main house is over 200 years old and whilst we aim to meet the needs of all our guests, there are some period features that might make access difficult for people with limited mobility. 



We have two dogs and two cats that are restricted to our own parts of the house, but regret that we are unable to accommodate guest's pets. 


We are located approximately 100 meters from the A1065, facing on to Weasenham Village Green. For full directions see the  'Find Us'  section of our website. 


The nearest major bus stops are in Fakenham (7.5 miles) & Swaffham (8.5 miles)   


The nearest train station is Kings Lynn is Kings Lynn (14 miles)


The Nearest airport is Norwich International (23 miles)


There are banks in both Swaffham & Fakenham.


The nearest Post Office is Great Massingham (3.5 miles) 


There are local taxi companies, for which we can provide telephone numbers or book on your behalf. 

Arrival & Car Parking

Rooms are available from 4.00p.m. onwards on your day or arrival. Latest check in time is 8.p.m. on your day of arrival. Should you wish to arrive earlier, please contact us in advance, and if possible one of us will arrange to be here to greet you.


Access to Flint House is via a gravelled track that runs across Weasenham Village Green.

There are no street lights around Flint House or the village green. Two torches are available in the entrance hall for guests use. 


At the entrance to our land is a five bar gate which is left permanently open during guests stays, and is illuminated by a sensor controlled floodlight. This leads on to a large gravelled area which has parking for cars against the wooden fence that runs down it's left hand side. The first two spaces are for the use of Flint House guests (one per room), the second two being for Brooke Cottage guests.


We can help all guests with luggage if needed.


We may not always be in the house during your stay, and once checked in guests are free to come and go as they please.


The entrance to Flint House is at the rear of the property.

From the car parking area there are 5 meters of loose gravel which leads on to a brick and pamment area that has a covered well located in it's centre.Due to it's age and construction this surface is a little uneaven so guests should take extra care. 

There are two lights illuminating this general area during the hours of darkness.


The front door to Flint House is 86 cm in width and 185 cm high and has a step up of 16 cm over the threshold.     



Public areas, Hall,Stairs,Landing etc

From the entrance hall there are 12 steps up to the landing, each step being 19cm tall. 

The first three steps have no handrail with the remaining 9 having a single rail on the left hand side. There is limited head room of 190cm at the top of the stairs due to the ingress of a dormer widow. There is also limited height clearance of 178 cm when turning on to the main run of the landing due to a timber joist that is part of the roof support. 


The landing varies in width along it's run and is 78cm wide at the narrowest point.

It is lit by three ceiling lights.



Bedrooms and en-suites

The doorways leading to both guest bedrooms are 188cm high by 75cm wide.


The Kingsize room measures approximately 16.70 square meters.

The door in to the ensuite is 73cm in width 196cm high.

The sliding shower dooropens to a width of 56cm with a height of 175cm.

There is an 8 cm lip over the threshold.

The shower is operated by means of a mixer bar and features mains pressure hot water. 



The Twin room measures approximately 18 square meters.
